Project Manager: Stavros Kapoulitsas
ASGS was engaged by APP Group to deliver a comprehensive internal strip-out of a 10-storey building in the Adelaide CBD. The project involved gutting each floor back to the original concrete ceilings and floors while carefully removing all services. A key challenge was ensuring this extensive work was carried out while the building remained occupied by other tenants, requiring extreme care to minimise disruption.
The scope included the full strip-out of all 10 floors, including walls, fixtures, and building services. ASGS coordinated plumbing and electrical works by deploying its own qualified trades to reroute services and ensure uninterrupted functionality across occupied floors. Noise control was a major focus, with works staged floor by floor to ensure tenants remained largely unaware of the demolition taking place above or below them.
Efficient waste management was critical to the project’s success. Debris was discreetly wheeled out via elevators, then transferred to 30-cubic metre bins in a side alley using a bin lifter, ensuring large volumes of material were removed smoothly and quietly without affecting daily building operations.
Through precise planning, seamless coordination between trades, and careful execution, Stavros Kapoulitsas and the ASGS team successfully delivered the project. The ability to complete such an extensive strip-out with minimal disruption reinforced ASGS’s reputation for professionalism and expertise in managing high-stakes projects within live, occupied environments.
